Fire Door Checks

Checks for fire doors on all blocks over 11 metres

The Grenfell Tower Inquiry in the Phase 1 report noted that “Fire doors play an essential role in preventing or inhibiting the spread of smoke and toxic gases and in preserving the effective compartmentation of buildings.”

The inquiry recommended that property owners that have a responsibility for the condition of the doors in multi-occupied residential buildings should be required to regularly check them. Following this, The Fire Safety (England) Regulations 2022 has made it a requirement for responsible persons for all multi-occupied residential buildings in England with storeys over 11 metres in height to undertake quarterly checks of all communal fire doors and annual checks of all flat entrance doors that lead onto a building’s common parts.

To comply with this new legislation, Soho Housing will be arranging these checks on all our multi-occupied residential buildings over 11 metres. To minimise inconvenience to residents, the checks to flat entrance doors will be completed at the same time as the gas safety inspection for those properties with gas. For properties that do not have gas, a separate inspection will be arranged.

We ask that you allow access for these inspections so we can undertake the checks and ensure that our properties are a safe environment for all residents.
